When To Replace Your Roof

A roof will generally last a long time if it is maintained regularly and repaired when problems arise. However, a roof will not last forever and there comes a time when it is preferable to replace the roof. When to replace the roof very much depends on what it is made of because some materials will need to replaced sooner than others.


Tile roofs have a long lifespan with most lasting up to 100 years. Tile roofs should be regularly inspected though to check for broken or cracked tiles. Replacing the broken tiles will keep the roof in a good condition and negate the need to replace it entirely. A concrete roof should last indefinitely, however, if there are cracks these need to be addressed. Tile and slate are a lot more expensive, but they last a considerable time, making them a very good material. These materials are also very fire resistant and look very attractive. There are a vast number of tile finishes available, meaning you can choose a look that matches your personality and style. The major preventative factor in selecting these types of roof is the weight of the slate and tile. If the house frame is not very strong it will not support the weight of the roofing materials.

Simple inspections of your roof twice a year, in spring and autumn will prevent most issues from even developing. This is the best course of action to avoid having to deal with the inconvenience and expensive of water damage. Observing your roof for broken tiles can be done from ground level if possible.
